Morgan Rushnell has spent more than a decade working at the intersection of design and development, as an architect, a land developer, and an entitlements and acquisitions leader across both the private and public sectors. That combination shapes a simple conviction: attainable housing deserves the same design care, craftsmanship, and sense of place as any market-rate community. Thoughtful design shouldn't be a privilege reserved for those who can afford the most expensive address.

Trained as an architect with a Master of Architecture, Morgan began in design studios before moving into residential land development, first in the land and entitlements group of a publicly traded national homebuilder, rising to Director of Land Acquisition, and later serving as a Development Manager and Director at an institutional development firm. Working inside those large-scale models revealed a persistent gap: neighborhoods were getting bigger, but not better; efficient, but not enduring. So much of a community's long-term success, Rushnell came to believe, is decided early, in the zoning, the entitlements, the site plan, and the small decisions about scale and walkability that most large-scale development overlooks.

That perspective is the foundation of Aspire Housing Development, which Morgan co-founded as an equal partner with Kari Pell. Aspire pairs Morgan's design and development execution with Kari's capital-markets and finance expertise to deliver attainable, design-forward housing, human-scaled, walkable neighborhoods where affordability and good design reinforce one another rather than compete.

Morgan is also the founder of Line + Place, a boutique development and consulting firm behind design-forward missing-middle and cottage-court communities across the Charlotte region, where Morgan continues to lead its market-rate work alongside her growing family and two dogs in Waxhaw, North Carolina.
